Trussed Great Room

As architects who build our own projects, we get to really push the envelope on great design, with no external limitations.
What is great design? It’s a series of intentional decisions that compels the mind and spirit to a better state of being.
We're a low-volume homebuilder. We exclusively limit ourselves to few projects at a time. It's counterculture to the construction industry, but there is nothing more valuable than leveraging expert eyes on site.
Professional values over profit. We literally leave money on the table to ensure that our projects are amazing. We have to be careful about what we say ‘yes’ to; providing a fun and enjoyable experience, while overdelivering.
If you've ever worked with a contractor that was over-booked, spread too thin, and slow to respond/ unresponsive, you'll understand why that's a bad fit for quality projects.
Budget consciousness. We can design and build to any (reasonable) budget. Every owner and project is different. Whereas most architects struggle to address client budgets, we maintain full control of the process.
To meet the owner's budget, we add (+) or subtract (-) Scope to arrive at the sweet spot, while fighting for and preserving the design intent.
Size of Scope = Determines Cost
WHO HAS COST CONTROL?
Owner + Architect → Scope
Contractor → Fees + Trade Selection
As architects who build our own projects, we're able to offer a wide variety of attainable projects and solutions. Our construction fees are linear to the scope of the project.
Scope = Material + Quantity + Labor
Because they're OUR designs, we don't charge a construction premium for ambitious decisions… no ‘pain in the A$$ fee’ if the design is innovative, complex, or difficult.
Most contractors are set in their ways and resist offering outside of their comfort zones. There are few homebuilders who offer truly custom construction, and when they do, they’re usually at the top of the market, fee wise.
Our construction fees are in the mid-range. Given the level of service we provide, we offer phenomenal value!
Most Architects don't build. We think that’s a shame. Who better suited to build a project, than the one who made all of the decisions and who understands how it goes together?
RESPONSIBILITIES
ARCHITECT = Design Intent
CONTRACTOR = Craftsmanship; Means + Methods of Construction
DESIGN-BUILD = Complete Control
Design-build expands the Architect’s control to include the project’s overall costs, and the craftsmanship, which is an art form and a science.
Industry standards set the bar low. Most owners are frustrated to find out that it merely draws a contractual line in the sand between unhappiness and litigation.
Although a detail may not technically fail the architect’s intent, it is certainly obvious when executed with craftsmanship, and when it’s not. It’s a tragedy when owners invest in good materials but end up with projects that fail to deliver the workmanship of great ‘fit and finish.’
Historically, architects functioned as master craftsman builders, and they oversaw every aspect of construction.
Over the last 100 yrs. Architects have progressively surrendered more and more control to contractors. To avoid liability, current day Architects typically have minimal involvement on site or avoid construction involvement altogether. Particularly for residential, due to the slow and complex communication cycles between architects and contractors, it has created a more expensive, time consuming, and watered-down final product. It wasn't always this way.
As a 4th generation builder, I'm going back to the roots of architecture and construction. With empowered control, I'm free to deliver exceptional projects!
